Greyfield North Board of Directors

The Board of Directors is elected each year by a majority vote of the homeowners’ association. Each position is a one-year term. If a homeowner wants to serve for another year, that person must be re-elected. We typically offer the slate of candidates at the same time we are publishing the proposed budget for the upcoming year. The homeowners then have several weeks to review the budget and think about their vote. Shortly after the board and budget vote we will have a homeowners’ association meeting to discuss the upcoming year and the due date of the annual HOA dues. There will also be time to discuss any questions, concerns or ideas our residents may have. We encourage all homeowners to attend the yearly meeting.

The president shall preside at all meetings of the Association and Board of Directors. The immediate supervision of the affairs of the Association shall be vested in the President. It shall be the President’s duty to attend to the business of the Association and maintain strict supervision over all of its affairs and interests. The President shall keep the Board of Directors fully advised about the affairs and conditions of the Association and shall manage and operate the business of the Association pursuant to and in accordance with such policies as may be prescribed from time to time by the Board of Directors. The President should have at least one (1) year of prior service on the Board before having the ability to serve as the President.


Treasurer-

The Treasurer shall keep, or cause to be kept, the financial books and records of the Association for the Board of Directors, and shall faithfully account for the Association’s funds, financial assets, and other assets entrusted to the Treasurer’s care and custody. The Treasurer makes reports as necessary to keep the Board of Directors informed about the financial condition of the Association, and shall perform such other duties as the President, or the Board of Directors may prescribe. The Treasurer shall maintain the money and other assets of the Association in the name and to the credit of the Association in such depositories as may be designated by the Board. The Treasurer may provide for the investment of the money and other assets of the Association consistent with the needs of the Association to disburse such money and assets in the course of the Association’s business. The Treasurer shall perform the duties of the Secretary of the Association in the absence or disability of the Secretary.

The Secretary shall keep the minutes of all the meetings of the members and of the Board of Directors; notify the members and officers of the meetings as provided by these by-laws and Georgia law; and perform such other duties as the President or the Board of Directors may prescribe. The Secretary shall perform the duties of the Treasurer of the Association in the absence or disability of the Treasurer. The Secretary will maintain the Associations member directory list and email information as provided by its Association.

ACC REQUEST FORMS

The ACC chair is responsible for ensuring the Architectural Control standards of the subdivision are being upheld by performing inspections at least every 30 days. This Board member also manages a committee of volunteers to help provide residents with guidance to maintain their properties as well as voting within the committee for approval/disapproval of an architectural change that would change the current appearance of a homeowners property. Together the committee votes for a majority agreement before sending out violation notices or deciding on approvals for architectural change requests.

  • Please note : If you receive a violation for your property you may reach out to us at any time to inform us of your intent so that we may work together to ensure compliance. Our goal is to work together to maintain the appearance and values of our subdivision.

NOTE: Changes to the LOT or HOME that DO NOT change the current appearance DO NOT require ACC approval. Examples: Repainting with the same color, re-roofing with the same style and color of shingles, replacing windows that are the same shape and size, replenishing mulch/replanting flower beds.

Landscaping-Anderson Goncalves

Landscaping is responsible for landscape maintenance in the common areas at the neighborhood entrance and around the playground, tennis courts, and pool area. This position typically budgets for and hires professionals to cut grass, plant flowers, trim shrubs, place pine straw, etc. that are above and beyond the expectations for a part-time volunteer. This position also places and maintains holiday decorations at the neighborhood entrance.


Pool/Tennis-Rick Kitchen

The Director of Pool and Tennis is responsible for maintaining the tennis courts and pool and their associated facilities. This position assures that the pool maintains the proper operating permit with Cobb County and budgets for and hires the pool maintenance contractor and lifeguards. This position also maintains the neighborhood security cameras.

Maintenance-Randy Allen

The Director of Maintenance is responsible for maintaining the common areas and facilities of the neighborhood, including the pool house, playground equipment, parking area, and signboard at the neighborhood entrance. This position budgets for and hires contractors for specialized work, such as plumbers and electricians, as well as for larger projects that go beyond what a volunteer handyman is expected to perform. This position also makes sure that the pool house is winterized at the end of the season.
